Rental Criteria
Rental Criteria: To ensure a fair and consistent application process, we carefully review each submission based on the following criteria. All applications are processed on a first-come, first-served basis, and we work diligently to give each applicant the attention they deserve. We ask that you provide accurate and complete information, as any discrepancies or false statements on the application may result in an automatic denial. Our goal is to create a positive and transparent experience for all potential tenants, and we appreciate your understanding and cooperation in adhering to these standards.
Non-Refundable Application Fee: $40/Applicant. Anyone over the age of 18 that will live in the home are required to complete the application, pay the application fee, and consent to a background check. Co-signors must also pay the application fee and consent to a background check.
Security Deposit: Applicants must provide payment for the full amount of the security deposit (including any additional deposit amounts for pets or other reasons) for the application to be complete. The first payment must be made with certified funds unless otherwise allowed in writing by the property manager.
Photo Identification: All applicants that are 18 years of age or older must provide current government-issued photo identification with the application.
Employment History: Employment history must show consecutive employment of at least 6 months with the current employer. Last 2 paystubs must be provided. Self-Employed applicants must provide last 2 years tax returns and other backup tax forms such as W-2, 1099s, etc. Students or recent graduates must provide proof of graduation or enrollment. Employers will be contacted to verify information.
Income Requirements: The combined net income of all applicants must be at least 3 times the amount of the monthly rent. If rent is $2,000.00/month then the combined income must be at least $6,000.00/month.
Rental History: Applicants must provide the contact information (names, phone numbers, email addresses, mailing address) for the past 5 years. Applicants must provide addresses of residence for the past 5 years. Rental history must not have evictions, late rental payments, or outstanding payments to previous landlords.
Renters Insurance: Approved applicants must have renter’s insurance before obtaining keys to the rental property.
Credit History: Credit report must reflect that all accounts are current. Applications for tenancy will be denied if you have filed for bankruptcy in the last 2 years, or if you have any bankruptcies that have not been discharged at least one year prior to application. All collection accounts must be paid in full as agreed.
Criminal History: Your application may be rejected if you have been convicted in them past 5 years of any crime against a person or property that would present a threat to the owners or neighbors, or the rental property. Applicants on probation or parole must must provide contact information for their parole officer. Applicants on a publicly available list of offenders who are required to publish their address will be denied.
Maximum Occupancy: 2 occupants per bedroom plus an additional occupant for each apartment home. (e.g., 3 in a one bedroom, 5 in a two bedroom, 7 in a 3 bedroom, etc.)
Pets: Pets may be approved in they meet the following requirements: a good reference from the previous housing provider, a complete vet veterinary medical history, including immunizations and sterilization, is provided. An additional pet deposit, pet fee, and pet rent is agreed upon. The owner reserves the right to deny the application based on size, species, or breed of pet. Doberman Pinschers, German Shepherds, Rottweilers, Pit Bulls, Boxers, Mastiffs, Malamutes, Alaskan Husky, Great Danes, Can Corso, Akitas, and Wolf Hybrids are not allowed.
If your application is approved you will be notified. You will have 48 hours from the notification of your approval to sign a lease agreement. If you do not sign within the 48 hours then the next applicant may be considered and given the opportunity to sign a lease.
